In November of 2020 we bought our very first rental house! It had been a goal of ours to find a rental house so we were thrilled when the perfect opportunity presented itself. We spent 25 days doing minor renovations, with the help of our awesome family, to get it ready to be rented out. Here’s how it went.

What we did

  • LOTS of cleaning! We washed walls, windows, doors, appliances. Literally every. single. surface. got. cleaned. It took us days.
  • Replaced all the exterior door locks and added deadbolts, there were none initially.
  • Emptying out things what were left in the house.
  • Also lots of patching holes, repairing things, mudding drywall that was never done.
  • Painted all the ceilings, walls, and trim.
  • Replaced all the light fixtures minus the dining room light we just spray painted.
  • Updating/replacing doors/closet doors.
  • Added trim around all the doors/closet doors.
  • Ran silicon along all the trim/baseboards.
  • Re-sealed the shower surround and grouted the bathroom tile.
  • Added a new cabinet over the toilet and mirror over the bathroom sink.
  • Installed new faucet and showerhead in the bathroom.
  • Replaced the roof on the covered deck as well as some rotted decking. 
  • And a million other random things!
